If you have friends and family across a wide age range you will perhaps already have noticed that the fascinations of youth - going out, being on top of the action, convenience etc - change in later life. This can be down to the fact that older people have generally seen it, done it, bought the t-shirt, danced to the soundtrack and moved on. Other times change occurs when kids come into the equation or the pressures of more career responsibility call for compromises in private life outside work. The way an older buyer/renter will look at a location for example may therefore be radically different to how a first time buyer/renter will see it.

Speaking generally, younger people tend to like to be where the action is - close to work, close to leisure facilities. They might be more outwardly focused on where the decent pubs, clubs and bars are than how intricate the original cornicing of their home is.

Students especially will have much more on their mind than their immediate environment. They will want to be near to their campus, and frankly after years of being forced to suppress almost every wayward impulse at school and at home many won't care an awful lot about the world outside their heads, their degree and their new social life.

Thus the older the market the more detailed your development will have to be. And for the developer detail generally means dosh.
